Three questions to ask any buyer's agent

Before you compare agencies, compare answers: these three questions separate buyer's agents who run a system from buyer's agents who run a sales process.

How do you choose the market?

The honest answer involves data, not instinct. Ask which indicators they track, how often the data refreshes, and what makes a market “in” or “out” for them this month. A vague answer means market selection happens in someone's head, not based on a clear system.

When do I pay, and what happens if you can't find a property?

Fee structure tells you whose outcome the agency's set up for. Ask whether fees are upfront, on contract exchange, or on settlement. Ask what happens to your money if a property isn't found within the search window. Ask whether the fee changes if the property price comes in higher than agreed, find out they get referral fees from any third party.

What does the relationship look like after settlement?

The hardest stat for any buyer's agency to fake is the repeat purchase rate. Ask what percentage of clients come back to buy a second property with them, and what infrastructure exists to support the entire investment journey across 10-30 years. If the answer is “we're always available,” that isn't equal to infrastructure that supports you.

The RoadMap: a 30-year plan, not a next-deal plan

Most investors stop at property two. The cause is usually the plan rather than the market. Purchase three needs a serviceability path that was set at purchase one, not improvised when you get there.

Your RoadMap sequences five to seven properties across 30 years against your actual borrowing capacity, income structure, and household goals. Each purchase is positioned to fund the next one, so property three is buyable when you arrive at it.

Our fee comes out of settlement, after the contract is signed and the property is yours. There's only a small retainer, no engagement deposit, no service fee charged in advance of a result. The structure aligns every step before settlement with your outcome.
